With the re-election of the Albanese government in 2025, there are several major proposed changes that could affect first home buyers in Queensland.
If you're planning to buy your first home, here’s what you need to know and how these proposed changes may impact your property transaction and conveyancing process.
The First Home Guarantee scheme will be broadened to make it easier for buyers to enter the market:
$10 Billion for New Housing Supply
To improve availability, the federal government plans to invest $10 billion into building 100,000 new homes for first-time buyers. These homes will be delivered through a partnership with state governments—including Queensland—and aim to relieve housing pressure in major metropolitan areas like Brisbane. It is likely to be eligible, buyers will need to be Australian citizens who have never bought before and will use the home as their primary residence.
In addition the government has pledged to build 1.2 million new homes by 2029 as part of the National Housing Accord along with a non-resident buying ban to prevent non-citizens and non-residents from buying existing homes for two years and increase the housing supply for Australians.
Queensland’s First Home Owner Grant Doubled
The First Home Owner Grant in Queensland has been doubled to $30,000, making it one of the most generous in the country. This will assist an estimated 12,000 first home buyers by June 2025, further helping them with upfront costs like deposits, legal fees, and stamp duty.
This increased grant of $30,000, is applicable to eligible homeowners entering into contracts on or after Monday, 20 November 2023 until 30 June 2025. This can be contributed towards the purchase of a new house, unit, or townhouse, and the flexibility extends to options like buying off the plan or constructing a new home. However the value of the new home must be less than $750,000.
As a Brisbane conveyancing law firm, we guide clients through applying the grant correctly and ensuring eligibility is met—an important step in any first-time purchase. Learn more about Government Buyers Schemes here.
Infrastructure Investment to Boost Supply
The federal government is also investing $101.8 million into Queensland infrastructure projects to support housing growth. This includes roads, sewage, and essential utilities—critical for unlocking development-ready land. This creates more housing options in and around Brisbane suburbs.
